What is your landlord tenant law need?

- Eviction proceedings: Are you a landlord who needs to enforce your rights regarding unpaid rent? I can guide you through the eviction process and assist with a notice of eviction.
- Negligent security: Negligent security—locks that do not work, poorly lit hallways and broken security cameras—can result in harm to residents. As a landlord, you should be mindful that these items are in good working condition. As a tenant, you are entitled to live in a secure building or property.
- Premises Condition: . As a residential landlord, you are responsible for providing your tenants with a premises free from health and safety hazards. As a tenant, you are entitled to live in a building that is safe.
- Foreclosure proceedings affecting tenants: What do you do if you're a tenant, and your landlord isn't paying the mortgage on the house you and your family lives in? Good tenants get evicted for no other reason that they have a landlord that refuses to pay the mortgage. A lender has the right to foreclose, but you have a lease. What will happen to you? If you find out that your landlord isn't paying the mortgage, you may be able to force the landlord to use your rent payments to pay the mortgage on the house you live in. It will require the intervention of the court.
- Rental property condition: Some landlords just do not care about the condition of their rental property. These landlords collect rent every month but you, the tenant, lives with insects, no air conditioning, no heat or inadequate heat, or other conditions that threaten your health or safety. You may be able to force your landlord to fix the problems or you may be able to break the lease because your landlord has not made your apartment a safe place to live. Simply not paying your rent is not an option because you will be evicted. Paying your rent seems unfair. You may have options and a lawyer familiar with Virginia law can help.
